Real estate and construction in Poland, ranked for 2027

Best real estate software development companies in Poland

Ask about map, listing and document integrations they built, and how they handle data from many small partners. Proptech products often depend on data you do not control. I found 48 companies with an office in Poland that show real estate and construction work in at least one source (48 by their Clutch profile), and checked each in the court register, its latest filing and its employee reviews. 39 meet the ranking criteria and the 10 highest scores are below. The top sits in Warsaw (5), Wrocław (4), Rzeszów (1). I sell the alternative: one senior engineer working with AI agents.

In short: The highest-scoring real estate software development companies in Poland for 2027 are xBerry (score 84), Monterail (score 80) and DO OK (score 79). The 0 to 100 score combines court register data, the latest financial statement, Clutch client reviews, GoWork employee reviews and open roles on the job boards. Paid Clutch positions do not count.

Which company fits your project

  • xBerryReal estate and construction is 15% of client industries on its Clutch profile. Score 84, 5.0 on Clutch from 11 reviews, profit in 2025.
  • MonterailReal estate and construction is 15% of client industries on its Clutch profile. Score 80, 4.8 on Clutch from 64 reviews, profit in 2025.
  • DO OKReal estate and construction is 25% of client industries on its Clutch profile. Score 79, 4.8 on Clutch from 42 reviews, profit in 2025.
  • EvojamReal estate and construction is 25% of client industries on its Clutch profile. Score 79, 4.9 on Clutch from 12 reviews, profit in 2025.
  • One senior instead of a teamIf the project fits one person with coding agents, compare the cost before you pay an agency margin.

The picks come from the data in the full table, not from who paid. A company enters this list when at least one source shows real estate and construction work; the share on Clutch is what the company declares.

The ranking

The order below is the score from five axes: transparency, client reputation, stability, specialization and activity. Here specialization measures how strong the real estate and construction evidence is. Weights and the full method are on the guide page.

Financial figures come from the latest filing of the Polish company. For subsidiaries of foreign groups they can be far from the size of the real business. Open the sources under each entry before you shortlist.

xBerry

Remote R&D team building physical AI, including computer vision, embedded systems and robotics software, for manufacturers and logistics.

Clutch: 5.0 (11 reviews)Rate: 50–99 USD/hMin. project: 5,000 USD

Best for: Manufacturers and logistics companies that need computer vision, embedded AI or robotics software, from an MVP to a production system.

Pros

  • The only hardware-adjacent house in the top 10: vision inspection, robotics, edge AI, backed by an EU regional development grant.
  • Profit of 3.5M PLN on 13.3M PLN of revenue in 2025, two private individuals as owners, 3 open roles on the boards.
  • A 5.0 rating on Clutch from 11 reviews and a rare price signal on the site: a simple MVP starts from tens of thousands of euros.
  • Employee reviews are positive (6 positive, 3 negative).

Cons

  • Five GoWork reviews mention layoffs or cuts despite the positive overall tone.
  • Most case studies hide the client; only a few are named.
  • Founding year differs between the site, Clutch and the court register (2019 in KRS).

From their website and Clutch profile

  • xBerry is the only hardware-adjacent firm in the set, working on robotics, embedded AI and vision inspection. The site shows an EU regional development grant badge (source).
  • The FAQ gives a price signal, saying a simple MVP starts from tens of thousands of euros (source).
  • The founding year conflicts, with 2016 on the site, 2015 on Clutch and 2019 in the KRS entry in our file (source).
  • Most case studies hide the client (our Swedish partner, a leading vaccine manufacturer). Only Coco and Szajna are named, and CSHARK appears as a testimonial giver (source).

Verdict. A specialist, and the numbers back it up. If your product has a camera, a sensor or a robot in it, start here; if it is a web app, look elsewhere on this list.

Monterail

Product design and software studio (Vue and Nuxt partner) building web, mobile and AI products for global brands since 2010.

Clutch: 4.8 (64 reviews)Rate: 25–49 USD/hMin. project: 10,000 USDPremier Verified

Best for: A funded startup or a brand that wants a known Wrocław name with a big public portfolio, a US office and official Vue and Nuxt partner status.

Pros

  • The largest public portfolio in the city, with named brands such as Pizza Hut, Merck and Polaroid, and 4.8 on Clutch from 61 reviews.
  • Profitable in 2025 (1.2M PLN on 29.3M PLN of revenue) and owned by the founders’ family foundations, so no foreign parent.
  • Official Vue and Nuxt partner, with offices in Chicago and Berlin for clients in those markets.

Cons

  • Employee reviews are mostly negative (6 positive, 16 negative) and 10 of them mention layoffs or cuts; growth by acquisition brings integration pain.
  • Zero open roles on the job boards at the last snapshot, which is unusual for a company of this size.
  • Declared rate band of 25 to 49 USD on Clutch is below the Wrocław norm; ask who works on your project and at what seniority.

From their website and Clutch profile

  • Monterail has the biggest public portfolio in the set, with about 70 case studies naming brands such as Flink, Pizza Hut, Merck and Polaroid (source).
  • Monterail grows by acquisition, buying Untitled Kingdom (2024), ElPassion (2025) and Lakeview Labs (2025) (source).
  • Monterail is the only firm here with a US office (Chicago) and a Berlin address. It is also an official Vue and Nuxt partner (source).
  • The homepage says 400+ clients and 900+ projects, and the site never breaks these numbers down (source).

Verdict. The best-known name on this list and the best client reviews by volume, dragged down by what its own people say. Hire it for the portfolio, write the team into the contract.

DO OK

NewConnect-listed, four-times ISO certified software and IoT studio serving insurance, proptech, health and edtech clients in Northern Europe.

Clutch: 4.8 (42 reviews)Rate: 50–99 USD/hMin. project: 5,000 USD

Best for: Nordic and Benelux clients who need ISO-certified processes (including 27018 for personal data in the cloud) and a team split between Wrocław and Tallinn.

Pros

  • Four ISO certificates (9001, 27001, 14001, 27018), the most of any company in the ranking, and a NewConnect listing since 2017.
  • 4.8 on Clutch from 42 reviews, offices in Tallinn and Aarhus, 3 open roles on the boards.
  • Profitable in 2025 (905K PLN on 13.5M PLN of revenue).

Cons

  • Employee reviews are negative (3 positive, 12 negative); read them before you sign.
  • A listed company (S.A.), so the shareholders are not in the court register.
  • The projects page renders empty without JavaScript, so case studies are hard to find.

From their website and Clutch profile

  • DO OK is the only firm in the set with four ISO certificates, including 27018 for personal data in the cloud. It debuted on the Warsaw Stock Exchange (NewConnect) in 2017 (source).
  • DO OK has offices in Tallinn and Aarhus, a Dutch branch since 2018 and a Danish one since 2019 (source).
  • The founding year conflicts, with 2010 on the site and 2016 in the KRS entry in our file, likely the S.A. conversion (source).
  • The projects listing renders empty without JavaScript, so case studies are reachable only via the industries page and direct links (source).

All companies in the data set, with the same score. Companies without a confirmed office, sole traders, body-leasing firms and product companies are listed but not ranked.

Who is not in the top 10, and why

Paid placements and “serves the city” without an office

On the Clutch city list the first positions are bought with ads (links through ppc.clutch.co) or a “serves” entry. These companies have no office in the city according to KRS or their own site, so they are not ranked here.

  • Edvantis (paid) · Rzeszów

Struck off the register or in liquidation

They still show up on other people’s “best of” lists. Here they appear only in the full table.

  • KITRUM · Warsaw

Body leasing, product companies and other services

Renting people into someone else’s team is a different service from delivering a project. A product company, a marketing agency or an SAP partner does not sell software projects either. They are in the full table with a label.

None in this city.

On the city’s Clutch list, but based elsewhere

Clutch shows them on this city’s page, but KRS and our data do not confirm an office here. They are ranked in their own city.

  • mDevelopers

Ranked 11th and below

They qualify but score lower. Their full rows are in the table below; the gap between 10th and 15th is often a few points.

Too little client evidence, under 10 people, sole traders

Without 5 Clutch reviews or 2M PLN of revenue in a filing there is no fair way to compare a company with the rest. That is a data gap, not a verdict.

What they charge

On Clutch, the companies in this table most often declare 25 to 49 USD an hour. The rate is what the agency bills; the developer on your project is paid less than half of it.

For comparison, my own rate is 36 to 54 USD an hour (45 USD base, pricing). The cost estimator shows what a project like yours costs with and without coding agents.

Check any agency yourself in 10 minutes

  1. Ask about map, listing and document integrations they built, and how they handle data from many small partners. Proptech products often depend on data you do not control.
  2. Find the legal entity in the National Court Register: the seat, the share capital and the shareholders. An office here with a seat in another city is a sales office, not a team.
  3. Read the last financial statement on rejestr.io: revenue, profit or loss, and whether it was filed on time.
  4. Check the VAT white list: active, and the name matches the contract.
  5. On the Clutch list hover over the company link; a link through ppc.clutch.co is an ad. Then read the reviews themselves.
  6. On GoWork read the employee reviews, not the stars, and look for layoffs and rotation.
  7. Ask who exactly will work on your project, and check those people on LinkedIn.

By clicking Send you agree that I store your request and reply by email; no newsletter. I reply within 24 hours on working days, personally. If I am late, the first hour of work is free.

How this works: I write back with my own offer and forward your brief to the agencies that fit, after you agree. As of October 28, 2026 no agency pays me for leads and this page has no affiliate links. If that changes, it will say so here.

Questions

What are the best real estate software development companies in Poland in 2027?

By the score on this page: 1. xBerry (84), 2. Monterail (80), 3. DO OK (79), 4. Evojam (79), 5. Visuality (78). The score adds up transparency in the court register, client reviews on Clutch, profit and stability in the latest filing, specialization and current hiring. The full table shows every company checked.

How much do real estate and construction agencies in Poland charge?

Most companies in this table declare 25 to 49 USD an hour on Clutch. My own rate as a senior engineer working with AI agents is 36 to 54 USD an hour.

How do you know a company does real estate and construction?

From at least one of three sources: the service, industry and framework shares on the Clutch profile, the skills in open roles on JustJoin.it, or my own Wrocław catalog. Companies with two or three sources score higher on specialization. The software house finder shows the same tags for every company.

Did any company pay to be on this list?

No. There are no paid placements and no affiliate links. The only business interest is mine: I sell senior engineering as the alternative to an agency.

Can I get my company added or corrected?

Yes. Write to ciunkos@gmail.com with the KRS number and the correction.

How this ranking was made

  • 1,485companies in the data set
  • 708checked in the National Court Register
  • 453with a financial statement
  • 7,436Clutch listing positions read, paid ones marked
  • 451employee review profiles on GoWork
  • 2+months of data collection, since September 2026

The company list comes from a full read of the Clutch city listing (every page, with paid positions marked by their ppc.clutch.co links), the ITCORNER cluster, Google results and job ads. Every company was checked in the National Court Register (KRS) for its seat, legal form, capital and shareholders, in rejestr.io for revenue and profit from the latest filing, on GoWork for employee sentiment, layoff mentions and review clusters, and on the JustJoin.it and No Fluff Jobs boards for open roles and the stack they actually pay for. The 0 to 100 score is five axes with published weights: transparency, client reputation, stability, specialization, activity. A paid Clutch placement does not raise the score.

Disclosures

  • I worked at Sanddev (Wrocław) as the founding engineer of its Sandtime product until November 2026. Sanddev appears in the full table with the same score as everyone else and no editorial favor.
  • As a contractor I have talked with, or applied to, some of the agencies on these lists. None of them knew about this ranking and none of it changed a score.
  • No agency pays for a position, there are no affiliate links, and no company has seen its entry before publication. If any of that changes, the disclosure changes first.
  • My business interest is on every page: I sell senior engineering with AI agents as the alternative to hiring an agency.
  • Written with AI (Claude) from the data set. Every number in the editorial text is checked automatically against the company record or the research notes, and every top entry was read against the company’s own website. Sources and check dates are under each entry.
